The stages:

Improving the Energy Performance of a building

The energy performance of a building can be improved by various interventions (e.g. placement of energy efficient door frames, external thermal installation, heat pump, rooftop or roof isolation, etc.), that decrease a building’s requirements for heating and cooling. In this way you enhance the commercial value of your property, with fewer heating or cooling expenses, whilst contributing significantly to the protection of the environment.

What are the steps involved:

  • The Energy Inspector prepares an energy performance design.
  • The energy performance interventions required according to the energy performance design are presented.
  • We provide a list of the costs for the energy performance interventions.
  • We implement the energy performance improvement work
  • An energy certificate for the building is issued.

Possible energy related interventions

  • External thermal insulation for walls

The greatest part of energy consumption in a Greek home relates to heating and cooling its interior spaces. Until 1979 no thermal insulation designs were carried out in Greece, but even after 1979 (when the Regulation for the Thermal Insulation of Buildings entered into effect for the first time), the majority of buildings did not have sufficient thermal insulation. This means that most of us live in homes that are not energy efficient.Thankfully, in our days, we are better informed with respect to energy savings, so a greater number of owners decide to use an external insulation system.Using external thermal insulation is the only way to protect our homes. External thermal insulation acts like a shield and protects our home from weather conditions and weather changes, achieving a steady temperature within the building. The use of integrated thermal insulation solutions in the building shell may lead to a reduction of energy consumption for heating and cooling, depending on the building and the area in which it is located, which can reach 55%.

  • Rooftop insulation

Rooftop energy-saving interventions are amongst the most important in a building. Rooftops are exposed to all weather conditions (sun, wind, rain and snow). During winter, the heating system works in the interior and warm air, being lighter, rises upwards. Significant heat loss occurs in rooftops that do not have proper thermal insulation. In summer the sun is high in the sky and strikes the rooftop at an almost vertical angle throughout the day. Without thermal insulation the greater part of the sun’s heat ends up in the house resulting in unpleasantly high temperatures and we then resort to cooling systems that have a high operating cost. Besides energy losses (heating – cooling) we also have humidity to contend with and consequently mould and the proliferation of microbes, creating an unhealthy environment, harmful to our body. Top floor apartments are directly affected by the quality of the roof-top heat insulation. There are extremely effective thermal insulation and waterproofing solutions, which can make your home’s interior pleasant and healthy.

  • Replacement of door and window frames

One more important intervention in the energy performance improvement of existing buildings is to replace the exterior door and window frames with modern energy-efficient frames that have the necessary prerequisites and certified properties. Old door and window frames don’t seal sufficiently and are replaced with new frames to significantly limit losses and to shield the exterior of your building. This enables energy savings of 25 to 35%. In this way we achieve significant thermal comfort, doing away with condensation on the windows in winter and reducing high ambient temperature in the summer.

  • Upgrading the heating system

Another intervention in buildings is to upgrade the heating system, irrespective of whether it is centrally or independently controlled heating. These must be replaced with new technologies because the old heating systems consume quite a lot of energy and entail high operating costs for consumers. Of course, this requires an experienced engineer to prepare a good design of the space in order to avoid unnecessary actions.

Energy Efficiency Certificate

The Energy Efficiency Certificate is required when purchasing or renting a property larger than 50 sq.m.. The Energy Efficiency Certificate refers to the property’s energy class. The energy class to which the property belongs gives us a quick indication of the property’s operating cost. Exoikonomisi kat’ oikon Energy Saving Programm

This is a co-funded programme that provides incentives to citizens in order to improve the energy efficiency of a building, saving both money and energy, as well as enhancing the building’s value. You can benefit from a subsidy of up to 70% for the energy efficiency improvement of your home. Our company undertakes the entire process of including your property in the said programme, as well as carrying out all interventions.

Legalization of unauthorized structures

We undertake to legalize unauthorized buildings in accordance with L. 4178/2013 in a short period of time. With the implementation of L. 4178 we are able to legalize any unauthorized structure and remedy any outstanding points with the Planning agencies or other services, with respect to any unauthorized structure. If there are any unauthorized structures on your property, you will not be able to sell or even transfer the property to your children (parental grants), because any transfer (sale, parental grant, etc.) requires an Engineer’s certificate, attesting that the building is in order. You therefore understand that legalizing any unauthorized structure is imperative.

Topographical survey plans

Topographical survey plans are a comprehensive design, which provides the current status of your property and its contents, in combination with the implementation of the institutional framework that governs the property, and which can be differentiated depending on its subsequent use. Compiling it requires special knowledge and experience in geodesy and cartography, as well as in planning legislation. Our experienced engineers undertake all kinds of topographical designs, quickly and effectively.

Transfer Certificates

Based on L. 4178 / 2013 all property transfers (e.g. parental grants, sales, etc.) require an Engineer’s certificate to be attached, attesting to the fact that the building is in order. We undertake to issue a certificate after our experienced engineer visits your property and we undertake project implementation in a speedy and responsible manner, at competitive prices.
